A new office development on the site previously occupied by the Bristol Rudolf Steiner school buildings. The new building has five storeys with parking and ancillary functions at ground and upper ground floor levels. The net office area is 2,850sqm with 14 secure car parking spaces in the lower level.
The aim of the project was to deliver a Grade A office building which could meet modern occupier demands whilst being sympathetic to its environment and juxtaposition with the Cathedral and the surrounding Conservation Area. The ethos was to design a sustainable building aiming for the highest possible BREEAM Rating taking into consideration everything from the materials used to the M&E solutions employed.
The building responds well and respects its position within the Conservation Area and street scene using contemporary materials in a hierarchical way from stone at street level through brick and glazed elements to aluminium roofing materials.
The design maximises the open floor plates providing naturally lit and well orientated accommodation. Each floor can be metered separately for water use, lighting, power and air conditioning, providing the occupier with the information to be able to monitor and actively manage energy consumption.
The building has achieved BREEAM Excellent accreditation and is the first new office building to be developed in Clifton for over 20 years. The building has been constructed on the site of the former Bristol Steiner Waldorf school. After a lengthy planning process we obtained consent for the demolition of the lower school to erect the new office building.
The building design has achieved a BREEAM ‘Excellent’ environmental standard by use of flat slab concrete frame, solar shading and careful orientation.
“The site had extremely challenging ground and levels issues which, coupled with the sensitive location, set the initial parameters for the design. The construction included substantial groundwork, rock anchoring, piling and the removal of nearly 200 bodies before the building itself could be erected. The concrete frame of the building is designed as an integral part of the retaining structure to the Cathedral which sits at a higher level.”
