The Hive

Shortlisted for the RICS South West Awards in the Commercial category

Designed as the home of the North Somerset Enterprise Agency (NSEA), the building provides serviced office suites for rent to start-up businesses, has achieved an A-rated EPC despite being a cellular building built for a very low budget of £1,216/sqm including extensive Cat A fit-out. The building provides up to 52 separate office suites together with communal meeting and presentation rooms, break-out areas, IT and centre management offices. The low energy concept requires openable external windows and vents including high level automated windows in the roof, openable internal glass louvres, ventilation openings through floors, exposed concrete soffits with suspended combined lighting and acoustic rafts and masonry external walls.

The building was designed to achieve an A rated EPC through a combination of natural ventilation, exposed concrete and careful orientation.

Other features include electric car and electric bicycle recharging points together with a communal electric bike share scheme. The building is designed to be inclusive and fully accessible.
